  • ●You have authority to approve the work.
  • ●You own the items being removed or have permission from the owner.
  • ●The information you provide is accurate and complete.

When arranging service for another person, business, estate, rental property, or organization, you confirm that you have authority to act on their behalf.

3.Services

Services may include:

  • ●Residential and commercial junk removal
  • ●Furniture and appliance removal
  • ●Garage, basement, attic, estate, moving, rental, foreclosure, eviction, and hoarder cleanouts
  • ●Yard and construction debris removal
  • ●Cardboard, electronics, and recyclable material removal
  • ●Shed, hot tub, deck, fence, playset, and other light demolition work

We may refuse or stop any job that is unsafe, unlawful, incorrectly described, outside our service area, or beyond our capabilities.

4.Estimates and Pricing

We provide free, no-obligation estimates for qualifying jobs. Pricing may depend on:

  • ●Volume and weight
  • ●Material type
  • ●Labor required
  • ●Accessibility
  • ●Disposal costs
  • ●Job complexity
  • ●Special equipment or handling requirements

Photo, video, phone, or online estimates are preliminary unless clearly confirmed as final. The final price will generally be confirmed before work begins. By approving the quote, you authorize the work and agree to pay the approved amount.

5.Changes to the Job

We may revise the price if:

  • ●The amount or type of material differs from what was described.
  • ●Items are heavier or harder to remove than expected.
  • ●Stairs, long carrying distances, narrow access, or other obstacles were not disclosed.
  • ●Additional labor, equipment, dismantling, or disposal fees are required.
  • ●Hazardous or restricted materials are discovered.
  • ●The customer requests additional work.

We will request approval before performing additional work whenever reasonably possible.

6.Scheduling and Delays

Appointments are subject to confirmation. Same-day or next-day service may be available but is not guaranteed. Arrival times and appointment windows are estimates. Delays may occur because of traffic, weather, equipment issues, earlier jobs, disposal facility schedules, or other events outside our control.

7.Customer Responsibilities

Before service, the customer must:

  • ●Clearly identify the items to be removed.
  • ●Provide safe access to the property.
  • ●Disclose stairs, narrow areas, weak surfaces, utilities, hazards, or access restrictions.
  • ●Secure children and pets.
  • ●Remove valuables and protect fragile property.
  • ●Obtain any required permission, parking approval, or permit.
  • ●Ensure utilities are disconnected when necessary.
  • ●Be present or provide an authorized representative unless another arrangement is approved.

We may refuse to work in unsafe conditions.

8.Ownership of Removed Items

Once an item is removed and loaded into our vehicle or designated removal area, ownership transfers to Eastern Iowa Junk Removal unless otherwise agreed in writing. Removed items may be donated, recycled, transferred, resold, dismantled, or disposed of at our discretion.

Customers must check all items before removal. We are not responsible for money, documents, jewelry, electronics, photographs, medication, keys, identification, or other valuables accidentally included with authorized junk.

9.Estate, Eviction, and Property Cleanouts

Customers requesting estate, eviction, foreclosure, rental, or similar cleanouts are responsible for confirming that removal is legally authorized. We do not determine whether property has been legally abandoned or whether eviction, probate, storage, or notice requirements have been satisfied. We may request proof of ownership, management authority, court approval, or other authorization.

10.Restricted Materials

Our standard services generally cover non-hazardous items. We may refuse or charge additional fees for materials such as:

  • ●Paint, chemicals, fuel, oil, or solvents
  • ●Propane tanks or pressurized cylinders
  • ●Asbestos or suspected asbestos
  • ●Mold, biohazards, medical waste, needles, or contaminated materials
  • ●Explosives, ammunition, or fireworks
  • ●Batteries, tires, televisions, mattresses, or regulated appliances
  • ●Unknown liquids or hazardous substances

Customers must disclose any known or suspected hazardous materials before service. We may stop work if undisclosed hazardous or unsafe materials are discovered.

11.Light Demolition

Light demolition may include sheds, hot tubs, decks, fences, playsets, cabinets, fixtures, or similar structures. Unless specifically included in the quote, our services do not include:

  • ●Major structural demolition
  • ●Electrical, plumbing, gas, or utility work
  • ●Asbestos or mold remediation
  • ●Excavation
  • ●Structural engineering
  • ●Repairs or reconstruction
  • ●Removal of load-bearing walls
  • ●Permit acquisition

Unexpected utility, structural, or hazardous conditions may require us to stop work or revise the quote.

12.Cancellations

Customers should provide as much notice as possible when canceling or rescheduling. No cancellation fee applies automatically unless a fee or deposit was disclosed before booking.

A reasonable charge may apply when:

  • ●A crew has already been dispatched.
  • ●Special labor, equipment, permits, or disposal arrangements were made.
  • ●The customer is unavailable.
  • ●Access cannot be provided.
  • ●Important job details were not disclosed.

We may cancel or refuse service because of unsafe conditions, severe weather, threatening behavior, unavailable equipment, restricted materials, inaccurate information, or legal concerns.

13.Payment

Payment is due when service is completed unless another arrangement is approved in writing. Customers are responsible for the approved service price, approved additional work, applicable taxes, and disclosed disposal or special-handling fees.

Certain larger jobs may require a deposit. Deposit terms will be disclosed before payment. Completed services are generally nonrefundable because labor, transportation, and disposal costs cannot usually be reversed. Billing errors or incomplete services will be reviewed individually.

14.Donation and Recycling

We make reasonable efforts to donate or recycle usable materials whenever practical. We do not guarantee that any particular item will be donated, recycled, resold, or kept out of a landfill. Donation receipts or tax documents are not provided unless specifically agreed.

15.Property Damage and Claims

We will use reasonable care while working. Customers must disclose fragile surfaces, existing damage, unsafe conditions, or areas requiring special care. Any damage concern should be reported promptly and should include photographs and relevant details. We must be given a reasonable opportunity to inspect the reported damage before repairs are made, except in an emergency.

We are not responsible for:

  • ●Pre-existing damage
  • ●Hidden defects
  • ●Normal wear and tear
  • ●Undisclosed hazards
  • ●Inaccurate customer instructions
  • ●Damage to items approved for removal
  • ●Valuables accidentally included with removed material

Nothing in these Terms limits responsibility that cannot legally be excluded.

16.Website Use

You may use our website only for lawful purposes. You may not attempt unauthorized access, submit false or fraudulent requests, interfere with website security, upload malicious software, copy or commercially use website content without permission, or use the website to threaten, harass, or harm others.

Website information is provided for general guidance and may change. A specific written quote or agreement will control if it conflicts with general website content.

17.Communications

By providing your phone number or email address, you authorize us to contact you regarding estimates, scheduling, arrival updates, service questions, invoices, payments, and customer support. Message and data rates may apply. Marketing messages will only be sent when legally permitted. Consent to marketing is not required to purchase services.

18.Disclaimer and Limitation of Liability

We perform services using reasonable care but do not guarantee same-day availability, exact arrival times, removal of every item, donation or recycling of every item, that a photo estimate will equal the final on-site quote, or continuous or error-free website access.

To the fullest extent permitted by law, we are not liable for indirect, special, incidental, punitive, or consequential damages. Our total liability for a service-related claim will not exceed the amount paid for that service, except where a different remedy is required by law.

19.Indemnification

To the fullest extent permitted by law, you agree to protect and reimburse Eastern Iowa Junk Removal LLC against third-party claims resulting from your lack of authority to remove property, false or incomplete information, undisclosed hazardous materials, unsafe property conditions, your violation of law, or instructions that cause a third-party claim. This provision does not apply to our own negligence or misconduct where prohibited by law.

20.Governing Law and Disputes

These Terms are governed by Iowa law. Before filing a lawsuit, both parties agree to make a reasonable effort to resolve the matter directly. Legal proceedings may be brought in a court of competent jurisdiction in Linn County, Iowa, unless applicable law requires otherwise.

21.Changes to These Terms

We may update these Terms from time to time. Updated Terms become effective when posted with a revised date. Changes will not retroactively alter the agreed price or terms of completed services.
